The system covers the operational requirements for accommodation providers in the United Kingdom: VAT 20% on accommodation, FHL changes post-2025, council tax considerations and HMRC self-assessment.
Guest registration — no national register (local variations)
Unlike most EU countries, the UK has no centralised national guest register requirement for hotels and B&Bs. However, the Immigration (Hotel Records) Order 1972 still requires hoteliers to record name, nationality and passport details for non-British/Irish guests over 16. Vezpa collects these data automatically at online check-in (passport scan via guest's smartphone) and keeps records digitally for at least 12 months as required.
Council Tax, business rates & no general tourist tax (yet)
England, Scotland and Wales have no national tourist tax, though Wales has legislated for a local visitor levy (to launch 2027). Edinburgh introduced a Transient Visitor Levy (5%) from 2026, Manchester has a voluntary £1/night business levy. Properties available 140+ nights/year are subject to business rates (not Council Tax), with Small Business Rate Relief often eliminating the bill. Vezpa stores your business rates reference, supports any local visitor levy with per-night calculation.
VAT 20% on accommodation — no reduced rate
The UK applies the standard VAT rate of 20% to accommodation (no reduced rate as in most EU countries). VAT registration threshold is £90,000 turnover. Below it, VAT exemption applies. Vezpa supports both VAT-registered and non-VAT-registered operators, with monthly Making Tax Digital (MTD)-compliant submissions through Xero, QuickBooks, FreeAgent and Sage Business Cloud.
Furnished Holiday Lettings abolition (April 2025)
From April 2025 the favourable FHL tax regime was abolished — holiday lets are now treated as regular property income, losing capital allowances, mortgage interest relief and pension-eligible profits. Vezpa stores your UTR (Unique Taxpayer Reference), Companies House number for limited companies, optional VisitEngland/AA classification (1–5 stars, Gold awards), and exports income reports in HMRC self-assessment format for SA105 (UK property income).
